Vistobueno

Before you sign, understand the papers of the building's community.

Upload the minutes, the accounts and the debt certificate, as PDF or photos. In a minute you see for free what we read and how many points your report has; the full report tells you whether there is anything to worry about: special levies, the seller's debts, lawsuits or rules that stop you renting to tourists.

What it tells you

  • What costs are coming. Special levies and works, approved or only discussed, how much your share would be and who pays them between seller and buyer.
  • What debts there are. What the seller owes the community, how it can reach you, and the community's lawsuits.
  • Which rules affect you. For example, whether the community has banned holiday lets, compared with what you plan to do with the home.
  • What to ask and what to sign. Questions for the seller or the administrator, and what to put in the deposit contract (arras) or the deed. For owners: mistakes in the accounts and deadlines to challenge decisions.

How it works

  1. Upload the papersThe minutes of the last few years, the accounts and the debt certificate, as PDF or photos taken with your phone.
  2. See the preview for freeIn a minute you see which documents we read, whether a page is missing and how many points your report has. It is the same for everyone: the colour and the details are in the full report.
  3. Open the full reportWith every detail, where each one comes from, the questions and the PDF for your lawyer or notary.

Your documents

  • To read them, the documents are sent to Anthropic (Claude). Our server doesn't keep them: it deletes them as soon as the reading is done. Before that, the app shrinks the photos and removes their location data.
  • The report is kept on a private link for 30 days and then deleted. Only someone with the link can open it, and you can delete it earlier.
  • The community's papers contain other people's data: upload them only if you're entitled to have them, and use them only to understand your purchase or your community.

Frequently asked questions

Which countries?

Spain and Italy. Vistobueno tells the country from the documents and applies its laws: the Horizontal Property Act in Spain and the Civil Code in Italy.

Which documents work?

The minutes of the meetings of the last two or three years, the accounts of the last year and the seller's debt certificate. If you have the statutes or the regulation, even better. PDFs or photos taken with your phone are fine.

Does it replace a lawyer?

No. It's information to understand the documents and know what to ask. Before signing or making a claim, talk to a lawyer, a notary, a gestor or the administrator.

Why doesn't the preview say whether everything is fine?

Because it is the same for everyone: that way nobody can guess the result without paying. It tells you which documents we read, whether a page is missing and how many points your report has. If everything is fine, the full report says so with its sources, and that is useful too: you can show it to your lawyer or to the notary.

Can I get a refund?

If we couldn't read your documents properly or the report has a mistake of ours, write to us within 14 days and we'll give you your money back. The details are in the terms.

Which languages?

Spanish, English, Italian, French, German and Russian. The report comes in the language of the app, even if the documents are in another one.

Do I need to install anything?

No, it opens in the browser. If you like, you can add it to your home screen like an app and, on Android, share documents to it from WhatsApp or your email.
